4,182-Square-Foot Land Swap Proposed to Prevent Split-Zoning at Shooting Star
Teton County’s Planning Commission on Oct. 26 is set to review a net-zero 4,182-square-foot land swap between Lot 19 (East Park) and the New Moraine Tract, paired with map and master plan boundary changes meant to avoid creating split-zoned lots.
A boundary adjustment application for Shooting Star proposes swapping 4,182 square feet between Lot 19 in the North Cabins and the Lodges at Shooting Star (East Park) and the adjacent New Moraine Tract, with no net change in acreage for either property Planning Commission packet. Because the lot line shift would otherwise create split-zoned land, the application also asks the county to realign Planned Resort and Rural 1 zoning lines and adjust the Teton Village Area 2 planned unit development boundary so zoning matches the new property boundaries. County planning staff reports no public comments received to date and the Planning Director recommends approval.
The prior record shows the Board of County Commissioners previously postponed the related boundary adjustment permit (BDJ2026-0001) to a date uncertain on April 21, 2026 commission minutes.
