Town to weigh 3,000 sq ft housing mitigation exemption
Jackson Town Council will decide whether staff should draft Land Development Regulation changes exempting detached homes of 3,000 sq ft or less from affordable workforce housing mitigation.
Detached single-family homes of 3,000 sq ft or less would be exempt from Jackson's affordable workforce housing mitigation requirements if Town Council directs staff to draft Land Development Regulation changes after reviewing Paul Anthony's scoping report agenda. Staff says the change would match Teton County's June 16 move from a 2,500 sq ft to 3,000 sq ft threshold, but Jackson currently has no detached-dwelling exemption in its rules staff report.
The housing tradeoff is small but not symbolic. Staff found no new detached homes under 3,000 sq ft were built in the last five years, but about 10 additions per year would have qualified. If Council moves ahead, staff estimates the exemption would reduce Town revenue by $40,000 to $60,000 per year and take 26 staff hours to process. Council's choice is whether consistency with the county and state fast-track threshold is worth giving up mitigation dollars tied to larger home additions.
