Planning Commission to revisit 557-unit JHHR Holdings plan Aug. 10
Teton County’s Planning Commission is set Aug. 10 to pick up its continued hearing on JHHR Holdings I, LLC’s Northern South Park Area 1 development plan, a 557-home proposal with 386 deed-restricted affordable workforce units.
The choke point for High School Road commuters is about to get another long night at the mic. Teton County’s Planning Commission is set to continue its hearing Aug. 10 on JHHR Holdings I, LLC’s Northern South Park Area 1 development plan, which proposes 557 total homes, including 386 deed-restricted affordable workforce units. The plan sits under a master site plan that allows up to 600 additional units in Area 1, and staff framed the project as a 70/30 affordable-to-market split delivered through block-by-block conveyances to nonprofit partners such as Habitat for Humanity and the Jackson Hole Community Housing Trust meeting minutes.
For people who drive, bike, or ride START past the South Park Loop and High School Road intersection, the key thing to listen for is whether commissioners are satisfied that the affordable housing sequencing and deed restrictions actually hold up once permits start moving. Staff told commissioners the “Market housing building permit will be paused at 50%” unless affordable units are getting certificates of occupancy, a lever meant to keep the market side from outrunning the workforce side meeting minutes.
