A big thing to watch is how the commission handles off-site transportation mitigation and timing. The staff report puts the estimated Area 1 traffic impact fee responsibility at about $3.5 million, and lays out two paths: fees paid over time at building permits, or having the applicant build a package of improvements such as a South Park Loop Road and High School Road roundabout and pieces of the High School Road pathway work, with the county responsible for any added easements needed. staff report packet
