Teton commissioners set to release final $809k Porter Ranch subdivision surety

The Teton County Board of County Commissioners is scheduled to consider releasing the remaining $809,258 surety tied to required infrastructure for the 80-lot Porter Ranch subdivision at its April 21 meeting, according to a county staff report and draft release document in the meeting packet. County engineering and planning staff report they inspected the subdivision and determined all work is complete, and recommend the board approve the release. The subdivision’s Subdivision Improvement Agreement (SIA) was executed May 16, 2023 and recorded May 31, 2023. The original surety amount was $8,030,010; staff previously authorized incremental reductions of $4,062,685 (Aug. 2024) and $3,158,067 (June 2025), leaving the current balance. The engineer’s surety calculation attached to the packet lists roads and drainage, paths/sidewalks, water and sewer lines (including a lift station and force main), hydrants, and utilities among the improvements covered by the agreement. The release would discharge the SIA between Teton County and JHHR Development II, Inc. for Lots 1–80 of Porter Ranch (Plat No. 1453).
