Project details and the main points of contention surfaced earlier at the town Planning and Zoning Commission: minutes from the Jan. 7 meeting describe a proposed three-story, roughly 42-foot-tall mixed-use building in the DC-2 zone with ground-floor retail, 15 residential units, underground parking, and vehicle access from the alley. Staff recommended approval with conditions, and the applicant’s architect said the design had already received Design Review Committee final approval in October 2025 (with landscaping/canopy-related conditions). In that Jan. 7 P&Z discussion, commissioners raised concerns about the project’s use of a “2:1” allowance/bonus and the potential that “dens” could function as bedrooms, as well as the impacts of relying on alley access. The commission ultimately voted 3–2 against recommending approval, sending the application on to Town Council without a favorable recommendation. Neighbors also discussed removal of large spruce trees on an adjacent property to accommodate the building’s proximity to the west property line, with the adjacent owner represented as agreeable to removing the trees, according to the minutes.
