Teton commissioners OK Teton Pines bedroom additions with fee-in-lieu
On Feb. 17, 2026, the Teton County Board of County Commissioners voted 5-0 to approve a development plan for bedroom additions at two Residence Club at Teton Pines condo units, conditioning building permits on an affordable-housing fee-in-lieu payment.
Teton County commissioners voted 5-0 on Feb. 17 to approve a development plan (DEV2025-0004) allowing bedroom additions to Residence Club at Teton Pines Condominium units #3 and #4 at 3466 Clubhouse Drive. The request was submitted by Cirque Consulting on behalf of TRC Development Corp., et al., and was reviewed under the county’s development plan standards in the Land Development Regulations. (Findings of Fact, Conclusions of Law and Order – DEV2025-0004)
The approval carries one condition: the applicant must pay an affordable-housing fee-in-lieu to Teton County before any building permit is issued. The order notes the property is in the Aspens/Pines area, within the Mid-Tier Natural Resources Overlay, and that the additions were described as a one-bedroom addition to existing residential units used for short-term rental. Planning Commission previously recommended approval 5-0 at its Jan. 12 meeting with the same fee-in-lieu condition, after a December hearing was canceled for lack of quorum. Public comment at the commissioners’ hearing was closed with none offered, according to the county’s written decision. (Findings of Fact, Conclusions of Law and Order – DEV2025-0004)
